RESIDENT FREQUENTLY ASKED QUESTIONS

  • When is my rent due?

    Rent is due on the 1st of the month every month with a 5-day grace period. Your rent must be received by 4:30pm EST on the 5th of each month to avoid any late charges.

  • If my rent is paid after the 5th what is my late fee?

    Your late fee is $200, unless otherwise specifically noted in your lease agreement. If payment is not received by the 5th of the month, then you are at risk of being evicted from the property.


  • Where can I pay rent?

    • You can pay rent through your Resident Portal with an EFT from a checking account, savings account, or credit card.
    • You can schedule a MoneyGram payment through your Resident Portal to be paid at select retail locations. (Please contact us)
    • You can drop off or mail a check or money order made out to NOAH at: P.O. Box 463, Greenville, SC 29602)
  • Will I be charged for maintenance and repairs?

    In most cases, a resident will not be charged for any maintenance or repair work done to a rental property. However, there are a few exceptions, including but not limited to:


    • If the maintenance issue is the direct result of some act of the resident or the resident's guest, whether deliberate or negligent, the cost of the maintenance repair will be assessed to the tenant's ledger for immediate payment. Residents are responsible for helping in troubleshooting when necessary to prevent unnecessary trip charges.
    • If a resident fails to report a maintenance issue in a timely manner and the result of that failure makes the property incur additional costs, then the difference in cost may be assessed to the tenant on a case-by-case basis.
    • If the resident schedules and performs a repair outside of NOAH Property Management (NOAHpm) authorization with a vendor of their choosing, then the tenant could be liable for the total cost of the repair once assessed by a NOAHpm vendor and corrected to the necessary code requirements of NOAHpm.
    • If a resident schedules an appointment through NOAHpm with an approved vendor and the tenant fails to keep the appointment, then the tenant may be charged the vendor's true dispatch costs.
    • If the resident makes an approved alteration to the property with the knowledge that it is to be returned to its original condition upon move out and doesn't return the property to its original condition upon move out, then the tenant will be assessed the total cost to restore the property to its original condition.
    • Stoppage of drains, light bulbs, batteries, and other routine maintenance items may be charged back to the resident if the resident is requesting service.

  • What is considered a maintenance emergency?

    • A major leak or a lack of heat or hot water are all considered maintenance emergencies. Please contact us immediately at 864-580-NOAH.
    • In the event of a suspected fire or criminal event, please contact 911 immediately and do as advised by the authorities.
    • In the event of a possible gas leak, vacate the apartment immediately and contact your gas provider for further instructions.
  • How do I submit a non-emergency maintenance request?

    Work Order Instructions

    1. Log into your Resident Portal App, select "Maintenance" from the home screen under

    “my apartment” or from the main menu by selecting “request maintenance”

    - You will use the email address and password associated with your account to

    2. After you have selected "Request Maintenance”, please follow the maintenance work order submission workflow by adding your general contact info, entry notes,

    descriptions and photos.

    3. Once all info is complete, select “submit & add another issue”

  • Can I have a satellite dish installed at my property?

    Unfortunately, satellite dishes are not allowed on site, however, we do offer a fantastic Spectrum package that you will be receiving.

  • Can I smoke in a NOAH property?

    NOAHpm does not allow smoking of any sort (vapes included) on the inside of the apartments.

  • Can I make any modifications to a NOAH property?

    Any modification requests must be submitted in writing and approved before any modifications can be made.

  • Can I sublease a NOAH property?

    NOAHpm does NOT allow subleasing

  • How do I give notice to vacate upon my lease terminating?

    A 60-day advance written notice must be submitted in writing

  • What are the procedures for moving out of a NOAH property?

    • Please ensure proper notice has been submitted
    • All due charges for the entire lease term must be paid in full
    • Forwarding address must be provided in writing

  • If I move in and need to break my NOAH lease for any reason, what do I do?

    We offer an early termination option. Please contact us.

  • Is there a fee for breaking my lease early?

    You must submit a written 60-day notice and there is an early termination fee typically equivalent to one month's rent unless stated otherwise in your lease. 

  • What happens if my roommate moves out prior to our tenancy ending

     If you are planning on remaining in the apartment then you must submit your most recent pa ystubs for proof of qualification on your own. If you qualify then we will then have the departing roommate and yourself sign a roommate release addendum and then the remaining roommate will resign the current lease with the departing roommate’s name removed. 


  • What are my rights to privacy as a tenant?

    NOAH Property Management gives a minimum of a 24-hour notice that we will be entering your apartment. The only exception to this is if you submit a service request or if it is deemed an emergency. An example of this would be if the apartment below you has a ceiling leak then NOAH would have to enter your home to make sure the leak is not coming from your apartment.
